When your commercial roof is over ten years old it starts to degrade rapidly. Early signs of failure is the surface starting to carbon off (a dusting on the surface of the roof) leaks, and seam delaminating. When the seams start to open, and the membrane starts to leak, you have several choices. The choice we prefer is to extend the life of the roof another ten years by doing a system rehab. The cost of a total system overhaul is about one third the price of a replacement roof, and since it is considered as a maintenance option it is tax deductable as an expense in that calendar year!
